Why use a solicitor?


We are conscious that our clients require the best service at the best price. Being solicitors, we are professionally qualified persons with at least 6 years training. We at Carreg Law are entirely independent of other businesses and business interests. We are highly regulated and work to the Conveyancing Quality Scheme, a kitemark introduced by the Law Society to highlight solicitors that work to a high standard.


We are not like the conveyancing factory practices that are not solicitors. A conveyancing practice is not a solicitor or solicitor practice and usually employ less qualified staff and thus can provide a cheaper quote. They sometimes call themselves lawyers – this does not mean they are a solicitor. Fortunately for us, we find we gain lots of new clients because they have not been happy with the large conveyancing practices. They tend to be connected with banks, building societies, charities, supermarkets or pension companies and get referred fees. We operate independently and ensure that you get the correct advice.

The costs?


The purchase or sale of a property is a complex process, hence the need in our view, to instruct a professional person in the form of a solicitor. 


Fees for a conveyancing matter vary depending on the instructions but are usually fixed at the point of instruction.


Factors which influence the quote are:-


  1. Whether it is a freehold or leasehold;

  2. Whether the property is registered or unregistered;

  3. Whether there is a mortgage;

  4. How many of you are buying the property;

  5. The location of the property;

  6. Whether there is additional agricultural land;

  7. Whether it is a shared ownership property;

  8. Whether it is a new build property;

  9. Whether you are relying on any gifts to pay for your deposit;


Using unregulated lenders or bridging finance may also affect the fees.


Legal Fees


Our legal fees are fixed and range from between £350 - £2,500 plus VAT.


In order to be as transparent as possible, our usual sale of a standard residential property with a value of say £200,000 will be £650 plus VAT and a purchase of a standard residential property with a value of say £200,000 will be £750 plus VAT.




The additional disbursements depend of whether you are buying or selling a property.




If you are selling a property, we will need to obtain Office Copy Entries from the Land Registry, and these are usually between £9 – £24.


If it is a Leasehold property that you are selling, you are likely to be required to obtain a Management Pack from the leasehold management agent and (often) the freeholder. The fees charged by both can vary from between £100 plus VAT to £600 plus VAT. 




Our fees include everything that is required in order to bring the conveyancing process to an end - we do not charge any additional fees for drafting forms such as the Stamp Duty Land Tax and Transfer forms and for submitting the application to the Land Registry. We understand other solicitors do.


If you require searches, then the Local Authorities, Water Utility Companies and Enviro-Search agents provide these and the costs usually range between £250 – £270 – depending on the area being searched. We also ask some additional questions of the Local Authority to ensure that we have as much relevant information as possible about the property being purchased. We will obtain these searches for you and will require money paid on account to cover the cost and we usually say they should be obtained immediately you are satisfied with any survey that you have arranged.


There will also be HM Land Registry fees the highest of which will be paid to register the property following completion. These are fixed by the Government. In addition to the land registration fee, we are also required to undertake some searches of the Land Registry or Land Charges Dept and these come to, usually, £4 – 10. 


You may also be liable to pay stamp duty land tax (in England) or the Land Transaction Tax (in Wales) and this tax is based on the value of the property, where the property is located, whether you are a first-time buyer and whether you own another property among other factors.




We do not pay referral fees (to estate agents or other businesses) simply preferring to rely on our customers to refer us on to other good clients. 


We charge £30 plus VAT for any bank transfer that is made – this is to cover the costs we are charged by our bank for each bank transfer of money. We are sorry that we have to pass this charge on to our client. We do not charge for cheques.


We suggest that you get in contact with us either by phone, email or through our website so that we can set out our legal fee and the disbursements payable in relation to the property. We offer a free 30-minute consultation to discuss a property sale or purchase when we can set out our fees and the disbursements payable to that specific property.


Obtaining appropriate and effective plans are usually a hindrance and a significant cost to clients. We now work with a digital mapping service to obtain and provide clear appropriate and Land Registry compliant plans that are cost effective. 

The costs of plans are usually between £15 and £20 and are classed as a disbursement. 

This is a service that our competitors do not provide.
